Accurate and timely accounting

On the third week of every month, we provide you with comprehensive statements outlining all income and expenses, along with copies of repair bills for transparency. Rest assured, we conveniently disburse your proceeds via direct deposit each month. Additionally, we ensure your financial records are in order by issuing a 1099 for your tax documentation purposes.

Property inspections

Prior to leasing your property, we meticulously conduct a thorough inspection to ensure its optimal condition. Additionally, we promptly perform a detailed inspection right after a tenant moves out, allowing us to assess any potential damages or necessary maintenance, maintaining the integrity of your property.

Timely and trusted repairs

Our network consists of licensed, bonded, and insured experts who excel in their respective fields. From cleaning and painting to stucco repair, roofing, garage doors, landscaping, pool maintenance, locksmith services, and beyond, we partner with top contractors. Rest assured, we prioritize your involvement by obtaining your approval for repairs exceeding $500, except in the case of after-hours emergencies.

Leasing

We specialize in providing reliable 12-month leases for our rental properties. Our commitment to offering stable and secure tenancy allows you to plan ahead with confidence, knowing that you can enjoy the comfort of your chosen rental home for an extended period. Rest assured that our focus on long-term leases ensures a consistent and hassle-free living arrangement, allowing you to settle in and make the most of your rental experience.

Application Fee

A non-refundable fee of $100 is applicable for each potential resident aged 18 and above. This fee covers the processing and screening costs associated with assessing applicants' qualifications. We strive to maintain a fair and transparent process for all applicants, ensuring efficient evaluation while upholding industry standards.

First Month

For tenants moving in during the middle of the month, we offer prorated rent for the first month. This ensures that you only pay for the portion of the month in which you actually reside in the property. Our aim is to provide a fair and convenient solution for tenants with mid-month move-ins, allowing for a seamless transition into your new home without any unnecessary financial burden.

Pet Friendly

We gladly welcome pets in many of our properties, acknowledging the importance of their companionship. However, please note that pet deposits and additional fees may be required to ensure the proper care and upkeep of the rental unit. Our dedicated team is readily available to provide you with detailed information about the specific pet policies and associated financial considerations for each property, ensuring a smooth and enjoyable experience for both you and your furry friends.

You can easily submit maintenance requests directly through our online platform, streamlining the process for swift resolution. Additionally, we off a dedicated 24-hour phone line to address any urgent maintenance needs that require immediate attention.
